2. Scope

These terms apply to all bookings of our apartments (Comfort Studio, Deluxe Apartment and The Penthouse Collection), regardless of the booking channel: via our website, by e-mail, by phone or via a booking platform. The cancellation terms are the same for everyone.

3. Booking and contract

The rental contract is concluded when we confirm your booking by email. The lead guest must be at least 18 years old, stay in the apartment themselves and take responsibility for all guests included in the booking.

4. Prices

The total price shown includes final cleaning, bed linen, towels, Wi-Fi and parking at the house. The tourist tax is not included (see section 8).

Supplement per additional guest: €40 per night (Deluxe Apartment from the 5th guest, Petit Penthouse from the 7th, Penthouse Midsized from the 9th and The Penthouse from the 11th guest).

Extras such as champagne are listed separately. You can request a taxi transfer through us; payment is made directly to the taxi company.

5. Payment

• When booking, you can pay 100% immediately or pay 40% when booking and the remaining 60% no later than 14 days before arrival. Payment is currently by bank transfer. Credit card payments through Stripe are being prepared and are not yet available.
• If you pay by bank transfer, you receive a 2% discount on the apartment price (not on extras).
• Extras such as champagne are included in full in the first payment.
• If a payment is not received on time, we may cancel the booking after a reminder; the cancellation fees in section 6 then apply.

6. Cancellation by the guest

You can cancel at any time in writing (by e-mail). The fees are:

• 41 days or more before arrival: 40% of the total booking amount;
• 40 days or less before arrival: 100% of the total booking amount.

In the event of a no-show or early departure, the full amount will be charged. We recommend travel and cancellation insurance.

There is no statutory 14-day right of withdrawal for holiday accommodation booked for specific dates (Section 18(1)(10) of the Austrian Distance and Off-Premises Contracts Act, FAGG); the cancellation terms above apply.

7. Arrival and departure

Check-in from 4:00 pm, check-out by 10:00 am. We welcome you personally: please call us about 30 minutes before you arrive (+43 676 7400 104) so that we are ready for you.

When you leave, please leave the apartment tidy (dishes done, rubbish taken out) and return all keys.

8. Tourist tax and guest registration

The tourist tax (Aufenthaltsabgabe) is €3.70 per person per night and is paid on site. Children are exempt until the end of the calendar year in which they turn 15. Under Tyrolean law, every guest is registered on arrival; we will ask you for the necessary details. The amount is set by the municipality and the tourist board and may change.

9. Number of guests

The maximum number of guests per apartment must not be exceeded: Comfort Studio 2, Deluxe Apartment 6, Petit Penthouse 7, Penthouse Midsized 9 and The Penthouse 11. A baby cot and high chair are available on request.

10. House rules

Together we ensure a quiet and pleasant stay for all guests.

• Quiet hours from 10:00 pm to 7:00 am, inside the house and outside (balconies, terrace, garden and car park).
• Smoking is only permitted outside on the balconies and the terrace. Smoking (including e-cigarettes) is not permitted in the apartments or the stairwell; if guests smoke indoors, we will charge the additional cleaning and odour-removal costs.
• Pets are not allowed.
• Only booked and registered guests may stay overnight. Parties and events are not permitted.
• Candles and open flames are not permitted in the apartments.
• Please store skis, snowboards and ski boots in the ski room with boot heaters, not in the apartment.
• Please treat the apartment and its contents with care and report any damage or defects immediately. The lead guest is liable for damage caused by guests during the stay, insofar as it goes beyond normal use.
• Lost keys will be charged at actual cost.
• Parents must supervise their children, including on balconies, stairs and outside.
• Please separate your waste according to the instructions in the apartment.
• For urgent repairs or suspected damage, we may enter the apartment after consulting you. In an emergency, we may enter without prior consultation where necessary to prevent immediate danger or damage.
• For serious or repeated breaches of the house rules, we may end the stay after a warning if the breach continues or recurs. Any financial consequences are governed by the applicable law; your statutory rights remain unaffected.

11. Liability

We are liable for damage and for the loss or theft of personal belongings in accordance with the law. This also applies to belongings in the ski room or car park where statutory liability exists. To the extent permitted by law, we are not responsible for circumstances beyond our control, such as the weather, snow conditions or the operating times of lifts and pistes.

12. Cancellation by the host

If we cannot provide the booked apartment due to force majeure, we will refund the payments already made. Any further statutory claims remain unaffected.

13. Applicable law

This contract is governed by Austrian law. For consumers, the mandatory provisions of their country of residence remain unaffected.
